Expertise / Commercial

Commercial construction.

One contract, one schedule, one company answerable for the result — from the first shovel to the final punch list.

Commercial work is the discipline LoDuca Associates was built on. We hold the contract, carry the risk, and manage every trade on site — so the owner has one number to call and one party accountable for what gets built.

Accountable from
bid to closeout

On commercial work, LoDuca Associates takes the drawings and specifications as issued and delivers the finished building against them. We competitively bid and qualify every trade, hold the subcontracts, run the schedule, manage submittals and inspections, and stand behind the work after substantial completion.

That structure suits owners who have a design team in place and want price certainty before construction begins. It also suits public agencies and institutions bound to a hard-bid process, where the low responsible bidder is the one who has to make the number work — without cutting the corners that show up three winters later.

What we carry

Bidding & Buyout

Quantity takeoffs, trade solicitation, scope levelling, and subcontractor qualification — so the number we hand you is the number the job is actually bought at.

Site Supervision

A full-time superintendent on site, daily reports, coordination of every trade, and a logistics plan that keeps the work moving.

Schedule Control

A baseline CPM schedule, updated against actual progress, with long-lead items tracked from submittal through delivery.

Cost & Change Management

Transparent requisitions, documented change orders priced before the work proceeds, and monthly progress discussions.

Safety & Compliance

Site-specific safety planning, toolbox talks, and full compliance with OSHA, local building departments, and prevailing-wage requirements where they apply.

Closeout & Warranty

Punch list, O&M manuals, as-builts, warranties, and a responsive callback period — the part of the job most contractors treat as optional.

Four phases,
one standard

01
Bid
We review the documents, flag constructability issues before they become change orders, and price the work honestly.
02
Buyout
Trades are awarded against levelled scopes, submittals go out immediately, and long-lead material is released.
03
Build
Daily supervision, weekly owner-architect-contractor meetings, and a schedule that gets updated rather than defended.
04
Close
Punch, commission, document, and hand over.
